A Target Exchange Date is agreed with you upfront, 5 weeks for freehold properties and 8 weeks for leasehold. If Nova Rocket misses that target, £100 + VAT is deducted from the initial upgrade fee for each full week of delay, capped at the full upgrade cost. 

If the target cannot be met, you can either proceed with a reduced upgrade fee or terminate the transaction without incurring any further legal fees (provided that contracts have not been exchanged).
